In the U.S., real estate once played like a love story.
A seller meets an agent.
A buyer meets another.
They find a house, sign a deal, and everyone walks away richer financially or emotionally.
At least, that’s how the trailer looked.

Behind the curtain, the MLS ran the show every home listed, shared, and celebrated.
Agents cooperated, commissions flowed, and somewhere along the way, trust got lazy.

Here’s how it worked:
• The seller paid the full commission usually 5–6% split between listing and buyer agents.
• The buyer’s agent, sold as “free,” quietly earned part of the seller’s fee.
• The MLS displayed payouts, subtly shaping which homes were shown first.

It wasn’t corruption it was choreography.
But in 2024, the Burnett v. NAR National Association of REALTORS® case changed the rhythm.
No more fixed commissions, buyer agreements became mandatory, and compensation finally turned negotiable a polite revolution, not a collapse.

The market didn’t crash; it paused and redefined itself.
Buyers and sellers finally looked behind the curtain realizing value, trust, and accountability can’t live on assumptions alone.

Meanwhile, Abu Dhabi was composing a cleaner, faster, and sharper tune.

In March 2025, the Abu Dhabi Real Estate Centre – مركز أبوظبي العقاري (ADREC) launched Madhmoun, the Gulf’s first government-operated MLS.
A verified system where listings don’t breathe until approved and where agents work by design, not by instinct.

Here’s how it works now:
✅ Up to three authorized agents per property for now. Later, one verified listing agent to end dual representation.
✅ Commission: 2%, paid by buyer, seller, or one party as agreed
✅ Collaboration is mandatory, turning “A-to-A” from courtesy into compliance.
Those who said, “We don’t share our stock,” will soon learn silence isn’t professionalism it’s noncompliance.
✅ Hidden top-ups or side fees? Illegal.
✅ Every agent’s workflow, rights, and responsibilities are protected fairness is no longer a favor, it’s the framework.

Soon, Madhmoun, Abu Dhabi’s verified MLS under ADREC, will stand as a new model of clarity turning real estate transparency from a goal into a system

And as for me I’m still waiting for that one Madhmoun permit to go live.
Because when it does, I’ll finally stop guessing and start measuring:
who to hire, how to train, how many listings I can handle, what it costs, what it earns and where to focus instead of scattering energy everywhere.

Everyone talks about innovation.
But the real revolution?
When transparency stops being a feature and becomes the foundation.
